Privacy Policy

1. Introduction

This Privacy Policy explains how Famdwel, LLC (“Famdwel,” “we,” “us”) collects, uses, shares, and protects personal information when you use the Famdwel application and related services (the “Service”). It is incorporated into and part of our Terms and Conditions. By using the Service, you agree to this Policy. If you do not agree, do not use the Service.

Famdwel is a tool that helps you and the people you are searching with organize a home search — opening third-party listing websites inside the app, saving links and your own notes and photos, and deciding together. This Policy covers information handled by Famdwel itself; it does not cover the third-party listing sites you open through the app, which have their own policies (see Section 6).

2. Information we collect

Information you provide directly:

• Account and sign-in. Your email address, and the one-time codes used to sign you in. We use passwordless email sign-in; we do not store a password.
• Profile and household. A display name, the households you belong to, your role in each (such as owner, co-owner, advisor, or realtor), and invitations you send or accept.
• Content you create (“Your Content”). The homes you save, including the listing links you paste and property details you type (such as address, price, beds, baths, square footage, acreage, and status); your notes; and your reactions to homes.
• Photos. Photos you choose to add to a saved home. These are stored in private storage accessible only to your household.

Information collected automatically:

• Usage and event data. Basic records of how you interact with the app — for example, sign-in events and interaction/button events — used to operate, secure, and improve the Service.
• Device and technical data. Standard technical information such as device/app type and version and general diagnostic data needed to run and troubleshoot the app.

Information we derive:

• County and location context. When you enter a property address, we may associate a county and state with it using a public ZIP-to-county reference dataset. This is derived from the address you type and public records — not from any listing page.

3. What we do not do

• We do not fetch, scrape, crawl, or copy the contents of third-party listing pages. When you open a listing site in the app, your device loads it directly from that site.
• We do not sell your personal information, and we do not share it for cross-context behavioral advertising.
• We do not show third-party ads, and we do not use advertising trackers.
• We do not knowingly collect information from children under 13, and minors aged 13–17 may use the Service only when invited by a parent or legal guardian (see Section 12).

4. How we use information

We use information to:

• provide, maintain, and operate the Service, including syncing your saved homes, notes, photos, and reactions across the members of your household according to their roles;
• authenticate you and secure your account;
• send you service-related communications (such as sign-in codes and important notices);
• understand and improve how the Service is used, and develop new features;
• prevent fraud, abuse, and violations of our Terms, and enforce our rights; and
• comply with legal obligations.

5. How information is shared

We share information only as described here:

• With your household. Content you add is visible to other members of your household according to their roles, as described in the app.
• With service providers who process data on our behalf under contract, solely to run the Service — for example, our hosting, database, and file-storage provider (Supabase), our transactional-email provider (Resend), our network/DNS provider (Cloudflare), and our app-delivery tooling. These providers are permitted to use your information only to provide services to us.
• For legal reasons — to comply with applicable law, legal process, or lawful government requests, or to protect the rights, safety, and property of Famdwel, our users, or others.
• In a business transfer — in connection with a merger, acquisition, financing, or sale of assets, subject to this Policy.

We do not sell your personal information, and we do not share it for cross-context behavioral advertising.

6. Third-party listing portals

The Service lets you open third-party listing websites (such as Zillow, Redfin, Realtor.com, Homes.com, and Trulia) inside an in-app browser so you can browse them yourself. Those sites are operated by third parties and are governed by their own privacy policies and terms, not this Policy. When you use them, they may collect information about you directly, including through cookies. To make signing in to those sites more convenient, the in-app browser may keep you logged in to a site across sessions using that site’s own cookies; you can clear these by signing out on the site or clearing the app’s browser data. We do not control and are not responsible for third-party sites’ practices.

7. Cookies and similar technologies

Famdwel itself uses only the storage necessary to keep you signed in and to run the app. As noted above, the in-app browser stores cookies set by the third-party sites you visit so those sites can keep you logged in. We do not use advertising or cross-site tracking cookies.

8. Data retention

We keep your information for as long as your account is active or as needed to provide the Service, and afterward only as needed to comply with legal obligations, resolve disputes, and enforce our agreements. When you delete Your Content or your account, we delete or de-identify the associated information within a reasonable period, except for limited backup copies retained briefly and content already shared with other household members.

9. Your choices and rights

• Access and update. You can view and edit much of your information directly in the app.
• Export. You can request an export of your data.
• Delete. You can delete individual saved homes and photos, and you can delete your account. Deleting a household you solely own removes its content; we will warn you before this happens.
• Communications. We send limited service messages necessary to operate the Service (such as sign-in codes and legal notices).

Depending on where you live, you may have additional rights — see Section 11. To exercise any right, use the in-app controls or contact us at [email protected]. We will not discriminate against you for exercising your rights.

10. Security

We use reasonable technical and organizational measures designed to protect your information, including access controls enforced at the database level so that content is accessible only to the members of your household who are permitted to see it, and private storage for your photos. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

11. U.S. state privacy rights (including California)

If you are a resident of California or another U.S. state with a comprehensive privacy law, you may have rights to: know or access the personal information we hold about you; correct it; delete it; obtain a portable copy; and not be discriminated against for exercising these rights.

We do not sell your personal information and do not share it for cross-context behavioral advertising (as those terms are defined under the California Consumer Privacy Act, as amended by the CPRA). The categories of personal information we collect, our purposes for using it, and the parties we share it with are described in Sections 2, 4, and 5. 12. Children’s privacy

The Service is generally intended for users 18 and older. As an exception, a minor aged 13–17 may participate in a household only if invited by a household owner who is the minor’s parent or legal guardian, who consents to the minor’s participation and agrees to the Terms on the minor’s behalf. In that case we collect only the limited information needed for the minor to participate (such as a display name and the content they contribute), and the inviting parent or legal guardian controls the minor’s participation and may remove them or revoke access at any time.

We do not knowingly collect personal information from children under 13. If you believe a child under 13 has provided us information, or that a minor is using the Service without the required parent/guardian invitation and consent, contact us at [email protected] and we will delete the information and remove the account.

13. Changes to this Policy

We may update this Policy from time to time. If we make material changes, we will provide reasonable notice, such as by posting the updated Policy in the app with a new effective date and, where appropriate, obtaining your consent. Your continued use after the update takes effect constitutes acceptance.
